Make sure you read the lease before you sign it. If you don't understand a certain part ask your landlord about it.
Here are some helpful tips if you are planning to rent a house or apartment:
- Always demand a copy of any document you sign (especially the lease).
- Take pictures or make notes about the property before you move in. Make sure to note any existing damage or you may be held responsible for the repairs.
- Inspect the property that you plan to rent during daytime hours.
- Check appliances, doors, windows, walls, ceilings, rugs, floor and any furniture.
- Check if there is a moldy or musty smell inside the rental unit.
- Ask about any repairs and get a clear commitment that the owner will make any repairs before you move in. Do not sign any agreement or pay any money until the repairs are made.
- Find out how much it will cost to heat and cool the home to make sure you will be able to afford utilities and rent. The landlord, past renter or utility company may be able to help you get this information.
- Read the lease! Make sure you understand it before you sign it. The lease is a binding agreement between you and the landlord as long as it does not break any laws. You will be held responsible for all parts of the lease after you sign it.
- Important parts of the lease:
- Rent amount
- Security deposit
- Period of time you are required to live at the unit
- Who can live at the unit
- Anything that is prohibited (loud noise, pets)
- Do not forget about the security deposit. Most landlords will require a security deposit when you sign a lease. Some utility companies may also require a security deposit before turning on services. Make sure you have enough money to move in before you sign the lease.
